Naming Rights on Local Stadium

Carter Law Offices recently helped a local company negotiate the terms of a major sponsorship and naming rights for a local sports team. These negotiations concerned everything from signage to branding to website ownership and involved in depth contract negotiations with a number of other attorneys. Landlord and Property Permit Violations Dismissed

When a local municipality decided to pass a new ordinance requiring landlords to apply for landlord permits and individual property registration, an owner of multiple properties was charged with thirty-eight violations after submitting an application in a format the city wouldn’t accept. In addition to this, she was facing denial by the city for any future property permits. Carter Law offices stepped in to help. After reviewing the applicability of the new ordinance and meeting with the City Attorney on multiple occasions, we were able to get ALL of the violations dismissed. The landlord is now in full compliance and will be allowed to continue to get new property permits in the future.

Liquor License Law Changes

A local restaurant/bar owner was faced with the potential revocation of his liquor license after the City it was located in decided to make major changes to their liquor license ordinances. Carter Law Offices represented the restaurant/bar owner in appealing the revocation by carefully studying the City ordinances and making note of a number of discrepancies. Carter pushed the matter all the way to a Writ application in the Circuit Court before it was fully disposed of due to the City’s refusal to allow certain procedural protections to be used. In the end, the restaurant/bar owner was allowed to keep his license without penalty. Carter Law Offices then aided the owner in changing restaurant/bar policies in order to ensure compliance in the coming years.

Clarification of Ownership Rights

A local man who had owned his home for several decades was surprised when his next door neighbor notified him that he was moving and that the people who were buying his home had no intention of letting the man continue to walk on their new property in order to get to the side door to his home. Although the man knew his use of the door required him to enter the neighbor’s property, none of the previous owners had ever had a problem with him doing so. Worried that an important entry to his home was about to become un-usable, the man contacted Carter Law Offices. After attempting to resolve the issue amicably, Carter Law Offices was forced to escalate matters by putting a stop to the sale until the matter could be resolved. After many negotiations, a land survey and discussions with the seller, we were able to clarify the ownership rights and resolve the issue entirely to our client’s satisfaction.

A homeowner paid a $200,000 deposit on a $400,000 pool only to find out that the company handling the install couldn’t follow through on all their promises after the hole was already dug. A local man contacted us when he was served with court paperwork on an eviction proceeding. Early Termination of Lease

A St. Louis man gave notice to his landlord that he intended to move out in sixty days. The landlord accepted the notice and gave the man confirmation of such. When the man moved out sixty days later and set up the final walkthrough with the landlord, the landlord demanded rent for the remaining four months of the lease term. Our client objected to the remaining rent since he had already vacated the property, and moved forward with the move out inspection. The landlord provided a written summary of the inspection saying the property was in good condition, then filed suit against the man for the remaining rent and several thousand dollars for supposed damages to the property. Carter Law Offices filed a counterclaim and affirmative defenses to the claim on the defendant’s behalf.
